Energy Performance Certificates

An EPC is a document that provides the proprietor, seller, tenant and buyer with the properties energy efficiency.

It provides information on the Energy Efficiency and Environmental Carbon Emissions Impact both of which are graded from A – G, where A is the most efficient. Although all new houses meet the building regulatory standards of ‘A’, due to the average age and condition of properties generally, the average for houses in England and Wales is around a D – E rating.

In addition to this, the EPC also provides estimated annual energy use, carbon emissions and fuel costs as well as graded recommendations to improve the overall properties efficiency.

The sellers of properties that are still under construction or sold as ‘Off Plan’ are required to provide a Predictive Energy Assessment (PEA) with an EPC completed as soon as the property has been completed.
